Changing use after purchase requires approval and a licence amendment, not merely a new sign.

Conversion is possible in some projects but never automatic: the building's regulations must permit medical use, drainage and ventilation requirements must be met, and the licence must then be amended. Ask before buying, not after — a refused conversion leaves you with a different asset from the one you intended.
Neither administrative nor commercial units are universally better; they carry different risk. A commercial unit costs more per metre and lets faster in good locations but is highly sensitive to footfall. An administrative unit costs less and lets more slowly but is less affected by where it sits inside the building. The decision follows the specific location, not the category.
